

Property & Land Feasibility Studies
Our property feasibility study provides a clear roadmap for evaluating land prior to development. We perform detailed land feasibility research, including verification of legal access, review of zoning restrictions, and assessment of utility connections such as power, water, and cable. Our team investigates HOA or private governing body requirements, identifies whether a well or public water access is needed, and outlines estimated costs for drilling if required. We also evaluate potential wetlands, critical areas, or habitat concerns, recommending professional environmental studies if necessary. To support your development goals, we prepare a preliminary site plan and compile all findings into a feasibility report and presentation binder for client review.

Verification of legal access – We will research and find the documents that provide proof of legal access to the property. Documents and legal access will be verified during County review. If documents of legal access cannot be found, we will consult the County for review of historical documents**

Zoning restrictions review – we will provide a summary of the zoning restrictions and determine if this aligns with the goals of the client.

Wetland/habitat identification and/or studies - If necessary, we recommend hiring a professional wetlands/habitat consultant to produce an official study that can be used later in the permitting process. The client will be responsible for fees incurred by outside consultants.

Verify access to water or identify if a well will be required. Provide an estimate on cost to drill a well.

Utility access – Location of utilities relative to property including power, cable, phone.

HOA or other private governing body – Acquire and review documents to determine if property goals can be met and identify any necessary steps the HOA or governing body requires prior to development.

Preliminary site plan – we will draft up a preliminary site plan that will be used for presentation at the County review.

Presentation binder – All of the research we perform and information we gather will be provided in a property feasibility study. All supporting research will be included and referenced in the study report.

*Cost can vary greatly on construction project depending on the complexity, we will provide an estimate of services provided and client will agree to cost prior to any work taking place.
**Our research professional allocates 5 hours to property research. If the subject property requires more research, we reserve the right to bill hourly at $125/hr. Clients will be notified prior to incurring any additional research fees.
***The County can aid with research of properties that have very old historical documents that aren’t readily available online.
